How a mortgage purchase works
- 1
Financial planning & strategy
PlanningMinimum 20% down payment (30% above AED 5M). Banks may lend up to 7–8x your annual salary. Budget an extra 4–5% for transfer fee, agency commission, legal and mortgage fees, mortgage registration, and service charges & utility deposits. Keep 3–6 months of living expenses in reserve.
- 2
Mortgage pre-approval
PlanningDefines your real budget and strengthens your negotiating position. Valid for around 60 days. You'll need your passport and Emirates ID, a salary certificate, 6 months of bank statements, and payslips. Processing takes 3–5 working days.
- 3
Choose the right agent
TeamWork with a licensed Abu Dhabi agent, insist on transparent communication, and make sure they understand current market pricing and trends. Look for clear communication and realistic expectations from the start.
- 4
Property evaluation & shortlisting
SearchAssess location and connectivity, review the layout and usable space, check service charges, and evaluate the developer's reputation and the unit's rental/resale demand. Visit at different times of day.
- 5
Offer & negotiation
NegotiationSubmit a written offer, start slightly below asking price, and stay aligned with market value as you negotiate.
- 6
Sign the MOU
CommitThe Memorandum of Understanding confirms the final price and timeline. A 10% deposit is typically held by the agency. It's legally binding, so review it carefully before signing.
- 7
Bank valuation
Bank stageThe bank appoints an independent third-party valuer (fee roughly AED 1,500–3,500). The loan is based on whichever value is lower: the asking price or the bank's valuation. If it comes in lower, you renegotiate with the seller or cover the difference in cash. Valuations differ between banks, so it's worth trying more than one.
- 8
Technical inspection (snagging)
InspectionA full snagging inspection is recommended: electrical, plumbing, AC systems, structural condition, doors and finishes. You arrange this yourself; independent snagging companies operate across Abu Dhabi, typically AED 800–5,000 depending on the property's size.
- 9
Final offer & documentation
DocumentationOnce the valuation is approved, the bank issues a Final Offer Letter confirming your loan amount, interest rate and terms. Prepare: developer NOC, signed MOU, valuation report, mortgage documents, manager's cheques, and IDs. Having everything ready keeps the process moving smoothly.
- 10
Ownership transfer
TransferFees typically include a 2% transfer fee, AED 3,000–5,000 in admin fees, and 0.1% mortgage registration if financed. The title deed is issued in the buyer's name. A separate ADREC/developer valuation follows to set the ADM fee, and it's easy to confuse the two, so keep them separate in your mind.
- 11
Key handover & final verification
HandoverBefore accepting keys: final inspection, utilities check, and confirmation that any agreed repairs were done. Legal ownership is only secured once the title deed is issued and the keys are handed over.
