
Selling in Abu Dhabi is a well-regulated process, and pricing correctly from day one is one of the biggest reasons a property sells quickly rather than sitting on the market.
The steps below take you from valuation to a completed transfer at the DMT.

A good valuation looks at recent sales in your building or area, current buyer demand, and your unit's condition, the single biggest factor in how fast you sell.
Fix small repairs, clean thoroughly, take clear well-lit photos, and clear away clutter before viewings. A property that feels move-in ready attracts stronger offers.
Make sure your listing and your agent both carry a valid Madhmoun permit. This protects you and gives buyers confidence the listing is genuine.
Compare offers on more than price alone. A cash buyer can often complete faster than one who still needs mortgage approval.
Once you and the buyer agree on price and terms, the Memorandum of Understanding locks in the deal, usually with a 10% deposit held by the agency.
Before you can sell, you need an NOC from your building's developer or management company, confirming all service fees are settled and the unit is ready to sell. Apply as soon as you have a serious offer, not after the MOU is signed. It typically takes 3–7 working days and is valid for a limited window, so good timing keeps things comfortable.
The Sale and Purchase Agreement is the legal document that confirms the final sale terms between you and the buyer.
Book a DMT appointment via Dari or TAMM, or at an approved Registration Trustee office. The transfer fee is usually 2–4% of the sale price, often split between buyer and seller.
On completion day, ownership passes to the buyer, who receives a new title deed, often issued digitally the same day.
If you have an existing mortgage and your buyer also needs one, banks and the DMT can release your loan and register the new one at the same time.
Early settlement fees and any admin costs are the seller's responsibility.
Most sales in Abu Dhabi take between one and eight weeks from offer to completion. Cash buyers move faster than buyers who still need mortgage approval.
Both sides have protection built in. If the sale completes as agreed, the deposit simply becomes part of the payment. If either side doesn't follow through, the MOU sets out what happens: the party who backs out without a valid reason typically forfeits or matches the deposit, and the party who was ready to proceed is covered.
The UAE doesn't charge capital gains tax on individual property sales. Whatever you sell for, the full amount is yours.
