
Getting your title deed feels like the finish line, but two utility registrations, a set of fees, and a snagging inspection usually stand between you and your keys.
Most developers now provide a tracking app for your purchase. Use it, and follow up proactively. Title deed issuance and utility activation both move faster when you keep requesting status updates rather than waiting.
Standard title deed timeline is 2–3 weeks, and can take up to a month. Calling your developer's customer care line and following up through their app consistently keeps things moving at a good pace.
Everything else in this guide depends on this being issued first. Keep requesting status updates, since it's the main bottleneck in the whole process.
Done online at the TAQA Distribution website. You'll need your title deed and an Account Closing Letter (NOC), which you can get from your developer.
Also completed online via app. You'll need your title deed or SPA and a deposit of around AED 2,050. Enter your unit details, agree to the Cooling Service Agreement, upload your ID and ownership documents, then pay the deposit and establishment fee.
Once Tasleem registration is complete, you'll receive an activation certificate. This needs to be shared with your developer before they'll release your keys.
Before key handover, service charges must be paid in full. Without this payment, keys will not be released, regardless of how far along everything else is.
Once both utility registrations are complete, your property will already be linked to your profile. Newly handed-over buildings often have a dedicated on-site Welcome Lounge for this.
After TAQA registration, Tasleem registration and service charges are all complete, you'll receive your keys and parking access. Do a final inspection and confirm any agreed repairs before you settle in.
Whether it's a brand-new handover or a resale, a full snagging inspection before you settle in creates a clear record while it's still the seller or developer's responsibility to handle.
Abu Dhabi doesn't charge owners a recurring annual property tax. The only regular costs are the ones already covered in this guide: service charges and, if you rent the unit out, TAQA's municipality fee.
