Yas Island in Abu Dhabi is entering a new phase. Three big projects are moving forward at the same time: Disney, a Sphere venue, and a Harry Potter park. This is not a small update. It's one of the biggest building phases the island has seen since it opened.

Here's what's confirmed, what's under construction, and why real estate on the island is heating up.

Disney Is Coming - And It's Real

In January 2026, Disney CEO Bob Iger visited Yas Island. He walked the site in Yas North, where the new park will be built. He posted photos from the visit.

Disney says design takes one to two years. Construction takes another four to six years after that. So the realistic opening window is between 2030 and 2033.

Miral, the company running the entertainment side of the island, has confirmed the project is on track. Construction on other parts of the island, like the Harry Potter land and a new Superman roller coaster, has kept moving too.

 

The Sphere Is Already Under Construction

While Disney is still in the design phase, the Sphere is moving fast.

Announced on May 14, 2026, the Sphere Abu Dhabi is a $1.7 billion venue. It will hold up to 20,000 people for concerts and shows. It's the first Sphere outside Las Vegas.

Construction has already started. The target finish date is the end of 2029.

Harry Potter Fans Are Getting Something Special

Miral and Warner Bros. Discovery confirmed a Harry Potter land is coming to Warner Bros. World Abu Dhabi. This will be the first Harry Potter land in the Middle East.

Reports say the land might include both Hogwarts and Diagon Alley together. No Harry Potter park anywhere in the world has done that before.

The expected opening window is 2027 to 2029.

Topgolf Is Almost Ready

One project is close to finished: Topgolf Yas Island. It was announced in January 2026, a partnership between Miral and Viya, the company also behind Topgolf Dubai.

By January 2026, it was already 28% built. The target completion date is the end of 2026 - so this one you'll be able to visit soon.

What This Means for Real Estate

Here's where it gets interesting for anyone thinking about property.

Returns on Yas Island can reach 8 to 9%. The global average is closer to 5%. Part of the reason is simple: the UAE has zero property tax.

Every plot on the island is already taken by a developer. When a new project launches, it can sell out in 24 hours.

Buyer behavior is also changing. Early on, most buyers were investors. Now more people are buying to actually live there — and they're staying.

In July 2026, Aldar announced a new project called Yas Point. It's a 6 billion dirham waterfront development next to where Disney will be built. It includes 1,600 homes for about 5,000 residents, a five-star hotel, an international school, and a 700-meter beach promenade.

Between March 1 and April 13, 2026 — just 44 days — Yas Island generated almost 2 billion dirhams in residential transactions. That was before Yas Point was even announced.

Rental yields on apartments here run between 6 and 8% a year. That's higher than most areas in Abu Dhabi, and higher than a lot of Dubai too.

Why the Timing Matters

A few reasons are driving this demand:

  • The island's attractions run all year. Everything is climate-controlled, so it stays busy in every season.
  • New mega-projects bring thousands of construction and operations jobs. Those workers need housing.
  • Families want to live near schools, beaches, and entertainment — and Yas Point already includes a school in its plan.
  • Once Disney, the Sphere, and Harry Potter are all open, Yas Island becomes more than a place to visit for the weekend. It becomes a place to build a life.

Where Things Stand Today (August 2026)

  • Sphere Abu Dhabi: under construction, on track for 2029
  • Harry Potter land: confirmed, expected 2027-2029
  • Disney Abu Dhabi: confirmed, in design phase, expected early 2030s
  • Topgolf Yas Island: nearly finished, targeting late 2026
  • Yas Point by Aldar: newly announced, building homes and infrastructure now

Returns are running at 8-9%, launches are selling out fast, and more buyers are choosing to stay long term instead of just investing and leaving.

Yas Island keeps adding world-class attractions. And right alongside them, it's building an entire second phase of itself.
