Fahid Island is five minutes from Yas Island, 15 minutes from Saadiyat Island, 15 minutes from Zayed International Airport and 20 minutes from Abu Dhabi City. Those four numbers explain the location better than a brochure line.
The island has three Aldar residential names buyers are already comparing: Fahid Beach Residences, Fahid Beach House and Fahid Beach Terraces. The next detail matters. They are not the same product, and the numbers make that clear.
Yas is the fast side of the map. Yas Marina, the Formula 1 circuit, theme parks and the planned Disney destination sit there. Saadiyat is the cultural side. Louvre Abu Dhabi, beaches and the cultural district sit there. Fahid sits in the middle with its own shoreline.
The drive matters because the buyer does not use an island name. They use the airport at 6am, Yas on a Saturday and Saadiyat during the week. Fahid places all three routes inside a 5, 15 or 20 minute map according to Aldar’s current factsheet.
Fahid’s factsheet lists 15 km of interconnected footpaths and a 2 km waterfront promenade. That gives the island a proper internal circuit. The waterfront is not one isolated beach club. It is a route that connects retail, food and beverage, watersports and social spaces.
Aldar also states that 30% of the island is dedicated to nature. The plan includes 7.5 acres of open space per 1,000 residents. Every home is planned within 250 metres of open greenery. These are the numbers to compare against a standard tower plot where the nearest open space may sit across a road.

Fahid Beach Residences runs from one to four bedroom apartments to one and two bedroom townhouses and five bedroom penthouses. Townhouses are already part of this release. They are not a vague future rumour.
The amenity list is unusually specific. Each podium has infinity pools, jacuzzis, kids’ pools and a splash pad. There are gymnasiums, squash courts, steam rooms, saunas, cinema rooms, co-working lounges, social kitchens, kids’ rooms and landscaped podium gardens. The project also includes a pet spa, a 24 hour gym with personal training available for a fee, concierge and security, visitor and retail valet, and direct access to Coral Drive retail and the Fahid waterfront promenade.
The useful detail is the podium position. Aldar places the residential amenities on Level 1, above the public domain, with water views. The pools sit at the front of the podiums, parallel to the beach. That tells a buyer where the shared spaces sit in relation to the shore.
Fahid Beach House has 862 residences, from studios to three bedroom apartments, with selected layouts including staff rooms. The project is planned between Yas and Saadiyat and carries a 2029 completion date in the current I Buy project information.
The current payment structure shown for the project is 65% during construction and 35% on completion. That is a different decision from choosing a home by view alone. A buyer needs to look at the payment dates, the unit type and how long they expect to hold the home.
Beach House is the practical choice to compare when a buyer wants a smaller entry point than a penthouse or townhouse but still wants direct beach access, pools, gyms, co-working areas and Coral Drive close by.
Fahid Beach Terraces has 501 residences from 90 to 303 square metres. The mix includes one to three bedroom apartments, three bedroom duplexes and four bedroom penthouses. It is a first-line beachfront project, which makes the exact building position and floor more important than the island name.
The current project information lists panoramic pools, spa, gym, cinema, sports courts and landscaped gardens. Completion is shown as 2029, with 65% during construction and 35% on completion. The homes sit on a different scale from Beach House. The comparison should start with size, product type and waterfront position.
Fahid Beach Residences gives the broadest range: apartments, townhouses and five bedroom penthouses. It also has the deepest amenity programme, from squash courts to pet services.
Fahid Beach House gives buyers 862 homes from studio to three bedrooms. It is the project to check when the brief is direct beach access, an apartment layout and a lower size range.
Fahid Beach Terraces gives 501 homes from 90 to 303 square metres. It is the project to check when the brief is a first-line beach position, duplex living or a penthouse.
That is the useful distinction. Three names can sound similar from a distance. The factsheets show three different home mixes, scales and decisions.

Start with four questions. Do you need an apartment, townhouse, duplex or penthouse? Do you want the widest facilities list or the smaller 501-home Terraces release? Is the five-minute route to Yas or the 15-minute route to Saadiyat more important in your week? What size works after the balcony and internal layout are taken into account?
The inconvenient fact is that Fahid’s headline is bigger than any single unit. A 15 km path network and a 2 km promenade create the island setting. They do not make a north-facing apartment, a low-floor unit or a particular layout automatically right. Buyers still need to compare the exact home.
Fahid is beach-first. Yas is five minutes away. Saadiyat is 15 minutes away. The airport is 15 minutes away. The city is 20 minutes away. Then the project choice begins: Residences for range, Beach House for the 862-home waterfront release, or Terraces for the 501-home first-line collection.
That is the Fahid story. It is not one project. It is a new island with three distinct Aldar releases and enough numbers to compare them properly.
