Buying Off Plan in Abu Dhabi: Payment Plans, Registration and Handover

Buying off plan in Abu Dhabi means selecting a home while it is still under construction. The home you choose may be part of a new community, a new phase or a single building. Your purchase is built around one document set: the exact unit details, the Sale and Purchase Agreement, the payment schedule and the registration record.

Start with the unit. Confirm the project name, building or phase, unit number, layout, parking allocation and size basis. Then make sure these details appear in the documents you receive. A clear file from the first day makes every later step easier to follow.

ADREC states that off plan projects in Abu Dhabi must be registered, backed by a licensed escrow account and listed on the Madhmoun verified MLS platform before units can be marketed or sold. This is a useful first check when you are comparing a new project. Read ADREC’s official project development guidance before you make a reservation.

Read the payment plan in full

A payment plan is more than a headline percentage. It is the agreed timetable for your purchase. Read every stage before you sign. Confirm the reservation amount, each instalment date, the amount due at each stage and the final payment at handover.

The schedule should match the exact home you are buying. Payment plans can differ between projects, phases and unit types. Ask for the current written plan for your unit. Keep a copy with your signed agreement and payment receipts.

DARI’s official off plan unit sale registration guidance explains that the sale record includes the sale date, project completion date, sale price, fee details, payment plan and broker details. The process also records buyer details and the documents supporting the transaction.

Know what sits inside the Sale and Purchase Agreement

The Sale and Purchase Agreement is the central document for an off plan purchase. It should identify the buyer, developer, project and unit. It should state the agreed price, payment schedule and the completion date recorded for the sale.

Read the agreement with the payment plan beside it. Check that the dates, amounts and unit information match. If you are purchasing with another person, confirm the ownership shares are recorded correctly. If a company or authorised representative is involved, prepare the supporting documents required for that structure.

DARI lists the Sale and Purchase Agreement as a required document for the registration process. Its guidance also identifies additional documents for a representative or company where applicable.

Registration, fees and the certificate of sale

The developer submits the off plan unit sale registration through DARI. The DARI guidance says the agreed payment plan is entered as part of the application. Once the relevant application and fee steps are complete, the certificate of sale is issued and can be accessed by both the developer and buyer.

The same DARI guidance says the party responsible for registration fees is recorded in the sale data. It currently states a fee of 2% of the total sale price and an additional AED 10,000 where registration takes place after 21 days from the contract date. Check the current service guidance and your agreement before any payment because the transaction record identifies who pays the due fee.

Understand the escrow account

ADREC states that buyer payments for off plan units are deposited into an ADREC licensed escrow account held at an approved bank. Funds are released to the developer in stages as construction milestones are independently verified.

For a buyer, the practical action is simple. Keep the payment instructions, receipts and the unit reference together. Use the payment path set out in your agreement and retain a complete record of each transaction.

Plan your finance conversation early

If you plan to use finance, begin the conversation before the final payment stage. Bring your Sale and Purchase Agreement, payment receipts and the current developer schedule. This gives the lender a clearer picture of the unit and the payments ahead.

Abu Dhabi has an off plan mortgage registration framework. The Emirates News Agency reported the first completed registration under that framework in September 2026. Our Abu Dhabi off plan mortgage guide explains the reported route in more detail. Finance remains subject to the buyer, property, developer and lender assessment for the specific transaction.

Prepare for handover

Keep one complete file from reservation to handover. It should include the Sale and Purchase Agreement, payment schedule, payment receipts, DARI registration record, developer notices and any written changes agreed during the purchase.

As the project approaches completion, review the handover instructions for your exact unit. Confirm the balance due under your agreement, the documents required from you and the appointment process set by the developer. ADREC states that a completion certificate is the document that authorises handover after construction is finished and inspections have passed.

A well organised purchase file gives you a clear view of the home, the payments and the next action. Choose the unit carefully. Read the written terms. Keep every record.
