The 2025 Abu Dhabi Grand Prix brought a record 339,000 people to Yas Island across race week, according to the organiser Ethara. Of these, 203,000 watched the racing at Yas Marina Circuit, up from 192,000 in 2024. Another 136,000 went to the after-race concerts and official after-parties.
The 2026 race runs from 3 to 6 December. For people who live on Yas Island, or own a home there to rent out, it is the busiest week of the year. This article covers what race week means for residents and investors.
When the Grand Prix Takes Place in 2026
Formula 1 CEO Stefano Domenicali has confirmed the Abu Dhabi race for 3 to 6 December. It closes the season, as it has since 2009.
Track sessions run from Friday to Sunday:
- Saturday, 5 December: qualifying starts at 6pm.
- Sunday, 6 December: the race starts at 5pm and runs under floodlights.
The after-race concerts take place at Etihad Park on Yas Island and are included with Grand Prix tickets:
- Thursday, 3 December: Zara Larsson and Lewis Capaldi.
- Saturday, 5 December: Imagine Dragons.
- Sunday, 6 December: The Chainsmokers and The Script.
Race tickets also include free entry to Ferrari World, Warner Bros. World, SeaWorld and Yas Waterworld.
What Race Week Means for Residents
Residents of Yas Island live a short drive, or even a walk, from the circuit, the concerts and the theme parks. During race week, the island hosts racing, concerts and after-parties across four days, mostly in the late afternoon and evening.
Living close by makes it easy to join in. Residents can go to a concert on Thursday, watch qualifying on Saturday and be home within minutes, without the long drive visitors from Dubai or mainland Abu Dhabi make.
Why Race Week Matters for Short-Term Rentals
Yas Island hotels usually sell out during race week, according to Gulf News. In 2025, hotel prices for the race dates rose most on and around Yas Island, and short-term rentals and serviced apartments also charged December premiums. The W Abu Dhabi sits directly over the circuit. Crowne Plaza, Hilton, The WB Abu Dhabi and the Yas Plaza hotels are close by.
Demand stays strong outside race week too. According to figures for 2025:
- Yas Island received more than 44 million visits, up 16% on 2024.
- Hotels on the island averaged 84% occupancy, with peaks of 90%.
- Average daily room rates rose 17%.
The race also supports the wider economy. According to Ethara, the 2023 Grand Prix generated more than AED 1.16 billion for Abu Dhabi through visitor spending.
Studios and One-Bedroom Apartments Lead Investor Demand
Investor demand on Yas Island has moved towards studios and one-bedroom apartments since mid-2025, according to property executives quoted by Khaleej Times. Many of these buyers plan short-term lets, linked to the island’s events and the future Disneyland Abu Dhabi.
The same report notes that homes of up to two bedrooms fit short-term letting best, because they offer an alternative to a hotel stay. Larger homes are popular with families and long-term tenants.
Events on Yas Island Beyond Formula 1
The Grand Prix is the biggest event of the year, but Yas Island hosts major events across the season. In November 2026:
- 5 to 8 November: the Abu Dhabi Aldar Championship at Yas Links.
- 7 to 20 November: the Abu Dhabi T10 cricket tournament, with all teams based on the island.
- 13 to 15 November: Taste of Abu Dhabi.
Owners can choose between short-term lets that follow the events calendar and long-term leases that give steady income all year.
Rules for Short-Term Letting in Abu Dhabi
To list a home on Airbnb or a similar platform in Abu Dhabi, you need a holiday home licence from the Department of Culture and Tourism (DCT Abu Dhabi). The licence number appears on the listing, so guests can see the home is registered.
Rules updated in 2026 widened who can apply. Eligible operators now include owners, joint owners, companies, tenants and people authorised by the owner, subject to DCT’s conditions.
The sector is growing fast. Abu Dhabi had 4,771 eligible holiday homes at the end of 2025, up 77% in one year.
Yas Island Property Market in 2026
Yas Island recorded AED 7.3 billion in residential sales in the first half of 2026, according to the Abu Dhabi Real Estate Centre. Bayut’s H1 2026 report estimates a 5.94% return for luxury apartments on the island.
Across Abu Dhabi, prices kept rising. Average apartment values rose 9% and villa and townhouse values 8% year-on-year in Q3 2026.
Is a Home Near the F1 Track a Good Buy?
A home near the circuit suits two kinds of buyers:
- People who want to live close to the island’s events, concerts and theme parks.
- Investors who plan to let short-term with a DCT licence, usually in a studio, one- or two-bedroom apartment.
Families looking for a calmer setting can choose communities further from the circuit, while staying a short drive from everything on the island.
When choosing a property, look at:
- Its distance from the circuit, the marina and Etihad Park, and the view.
- Service charges and the building’s policy on holiday homes.
- Rental rates across the whole year, as well as during race week.
