Record Growth
Abu Dhabi’s property market has entered its strongest year on record.
In the first half of 2025, total real estate transactions reached AED 54 billion, marking a 42 % increase year-on-year and more than 15,500 deals, with 81 % paid in cash. This record performance was confirmed by the Abu Dhabi Real Estate Centre (ADREC) (source).
Momentum carried into Q3 2025, when another AED 25.3 billion worth of property changed hands - a 110 % surge over Q3 2024. Off-plan projects dominated the landscape, accounting for 73 % of all transactions (source).
Demand Outpacing Supply
Abu Dhabi’s population continues to grow by roughly 6 % per year, while new housing supply increases by only 3 %. This imbalance fuels both rental and price appreciation and is projected to persist until 2028 - a clear signal of capital-growth potential (source).
Key Districts Driving Growth

Three areas define the 2025 boom:
- Yas Island - entertainment and infrastructure powerhouse, home to Disneyland Abu Dhabi and the upcoming Yas Tram network.
- Saadiyat Island - the cultural and luxury hub, where villa prices rose 28 % YoY, leading the market.
- Hudayriyat Island - the wellness-centric waterfront district with AED 2.4 billion in H1 sales, now one of the city’s top three project zones (source).
Price Trends and Global Comparison
Villas have appreciated 42 % since 2020, while apartment prices jumped 17 % YoY in Q2 2025.
Yet Abu Dhabi remains comparatively affordable: AED 1,100 per sq ft, versus Dubai’s AED 2,200 and far below London ($1,500+) or New York ($1,700+).
Rental Market Strength
Leasing activity reached AED 8.2 billion in H1 2025, up 6 % YoY. Apartment rents rose 14 %, villa rents 5 % and occupancy climbed 6 %. Villas and townhouses in high-demand areas like Yas and Saadiyat often rent out within two weeks (source).
Commercial & Hospitality Outlook

Office demand hit 5 million sq ft leased in H1 2025 - a 110 % YoY increase, driven by business services, finance and tech.
Meanwhile, the UAE welcomed 16.1 million hotel guests in H1 2025 and Abu Dhabi hotels averaged 80.5 % occupancy (source).
Mega-Projects Reshaping the Capital
Disneyland Abu Dhabi - the world’s first Disney castle built on water, blending Emirati design with Disney storytelling (source).
Yas Tram - linking Yas Island’s attractions to Zayed International Airport by 2030 (source).
Saadiyat Island - the cultural and luxury heart of Abu Dhabi, home to the Louvre Abu Dhabi, Zayed National Museum and the upcoming Guggenheim Abu Dhabi. In September 2025, the Four Seasons Private Residences Saadiyat Beach were launched, marking a new level of resort-style living with direct beachfront access and branded hospitality services. Villa prices on Saadiyat have surged 28 % YoY, supported by limited new inventory and global demand for waterfront luxury.

Investment Outlook
Abu Dhabi now ranks among the world’s most liquid and undervalued luxury markets.
Strong cash sales, limited supply and transformational infrastructure make 2025 a defining moment for long-term investors.
