Aldar has opened sales at Yas Riva Reserve, a gated community of 292 villas with four to six bedrooms. Sales launched on 26 September, with a starting price from AED 7.9m, or around $2.15 million.
The community sits on the waterfront to the northeast of Yas Island, directly opposite Yas Riva. When Aldar launched Yas Riva in 2024, the project sold out in 24 hours of its launch. Yas Riva Reserve is the next step on the same stretch of water.
Of the 292 homes, 45 stand directly on the waterway. Each of these offers the flexibility to add a pontoon, so residents can moor their boats next to their homes.
Aldar's launch materials call the project "the private side of Yas". The villas are set apart from the island's theme parks and hotels, on the water to the northeast.
A new bridge will connect the community to Yas Island and create an additional entry point to the island. Buyers should ask when the bridge is due to open, because it decides how quickly residents reach the rest of Yas.
Aldar lists Yas Acres and Yas Riva as neighbouring communities, and SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall and Yas Marina Circuit as nearby attractions. The developer also points to road connections to Abu Dhabi city, Zayed International Airport and Dubai.

The villas come in two groups: inland homes and homes on the water. Every villa has two floors and a private landscaped area. Inland villas come with a choice of an open or a closed kitchen.
Inland villas (247 homes):
Waterfront villas (45 homes):
The smallest villa has 437 square metres of living space, about 4,700 square feet. That is close to the area of two tennis courts.
Water access has a clear price. A five-bedroom villa on the water starts AED 4 million higher than an inland five-bedroom, about 43% more. For six bedrooms the gap is also AED 4 million, about 38% more.
The architecture uses warm timber accents, horizontal layering and a strong link between indoor and outdoor spaces.
The clubhouse is the centre of the community. It has an indoor gym, a yoga studio, indoor and outdoor play areas for children, a library and study lounge, a games room, and separate swimming pools for adults and children.
Outside, residents get padel courts, outdoor table tennis, an outdoor fitness area, a multipurpose lawn and a meditation area. Children have splash pads, a sand playground and a climbing zone. A viewing deck faces the canal.
Jogging and cycling tracks run through the whole community. They connect a neighbourhood park, secluded gardens, green spines, picnic areas, a water feature and a hobby garden.
For daily needs, there is a mini mart, a café, a pharmacy, a laundry, a women's nail salon and a men's barber shop. A Friday mosque is part of the plan. A family can buy groceries, pick up medicine and get a haircut without leaving the gates.
Aldar has not announced a school inside the community. Families will use schools elsewhere on Yas Island and nearby.

The payment plan splits the price in half: 50% before handover and 50% on handover.
On a four-bedroom villa at AED 7.9 million, the booking payment is AED 395,000.
Aldar's launch factsheet lists three offers. Service charges are waived for five years. The 2% ADM registration fee is waived, which saves AED 158,000 on a AED 7.9 million villa. No mortgage pre-approval is required to book, though the factsheet marks this offer with an asterisk, so conditions apply.
Launch offers can change or end. Ask for them in writing, and check that they apply to the villa type you choose.
Yas Riva, across the water, set the benchmark. It has 151 canal-front villas priced from AED 8.3 million, and Aldar recorded sales of more than AED 1.4 billion when it sold out in September 2024.
Yas Riva Reserve starts lower, at AED 7.9 million. Most of its homes are inland, and only 45 of 292 villas stand on the water.
Recent launches on the island have also sold fast. According to Gulf News, Aldar's Orchids townhouses at Yas Acres sold out for over AED 680 million in June, while The Canopies at Yas Point generated AED 1.5 billion at launch in July.
Supply is growing at the same time. The corridor already includes West Yas, Yas Acres and Yas Riva, and Yas Riva Reserve adds 292 more villas. Resale and rental competition will depend on how many of these homes reach the market at the same time.
Yas Riva Reserve suits families who want a four to six-bedroom villa with a garden in a gated community on Yas Island. The 45 waterfront villas suit buyers who own a boat or plan to. It also suits long-term buyers who are comfortable with an off-plan purchase and a 50% payment on handover.
