Abu Dhabi has six residential communities where homes look straight onto a golf course. Four of them are on Yas Island, one is on Saadiyat Island and one is on Hudayriyat Island. Homes range from studio apartments to six-bedroom golf mansions.
Buyer demand for these homes is clear in the 2026 numbers. In July, Modon sold 1,700 homes at Hudayriyat Golf Estates within days of launch, for more than AED 13 billion. Below, we look at each community: the course it faces, the home types on offer, and what buyers should check before they commit.
Hudayriyat Golf Estates is a gated community by Modon on Hudayriyat Island. It has golf mansions, villas and townhouses built around a 95-hectare golf course, with Andalusian-inspired architecture and views of both the fairways and the water.
Modon launched the project in July 2026. Within days, buyers bought 1,700 homes for more than AED 13 billion, or around $3.5 billion. Modon says this is the highest publicly recorded sales value for a single residential launch in the UAE. 15% of buyers were non-UAE residents, and 81% were new Modon customers.
The masterplan includes an 18-hole golf course, a country clubhouse, a golf academy, a private school, parks and cycling trails. The largest homes are the six-bedroom Golf Mansions, with 1,150 square metres of sellable area over four levels, including a basement and a penthouse floor.
The community is about 20 minutes by car from downtown Abu Dhabi and 30 minutes from Zayed International Airport. Residents also have direct access to Hudayriyat Island's sports venues, including Surf Abu Dhabi and the Velodrome.
This is an off-plan project, so buyers should check the handover date and payment plan for each release.
Yas Golf Collection is Aldar's apartment community on Yas Island. Aldar launched it in July 2022 with a total value of AED 1.7 billion. It has 1,062 homes: studios, one- to three-bedroom apartments, and two- and three-bedroom duplexes, with furnished and unfurnished options.
The buildings overlook Yas Links and the mangroves behind it. Homes facing the course also have water views.
Yas Links opened in 2010. It is an 18-hole, par-72 links course designed by Kyle Phillips, and Golf Digest named it the best golf course in the Middle East in 2013. For residents, that means a championship course on the doorstep without a long drive.
Launch prices started from AED 735,000 for studios in the Yas Golf Collection Views and Residences releases. Today, the price is around AED 1.6 million. Aldar planned handovers to begin in Q3 2025. With studios and furnished units in the mix, the community suits first-time buyers and investors looking at rental apartments.
Mayan is an Aldar development next to Yas Links, close to Yas Beach. Aldar launched sales in November 2015 and opened them to buyers of all nationalities. The community is now complete, and homes are listed for rent and resale.
Mayan has studios, one- to four-bedroom apartments, and beachfront villas. Aldar designed the buildings so that more than 90% of homes look out over the sea or the golf course. Residents have pools, sun decks, a gym, a children's playground, underground parking, a 24-hour concierge and access to the beach.
According to Aldar's brochure, Yas Links and Yas Beach are a few minutes away, Ferrari World Abu Dhabi is about 5 minutes away, and Zayed International Airport is about 15 minutes away by car.
At launch in 2015, studios started from around AED 800,000. Today, prices depend on the building, the floor and the view, so buyers should compare recent sales of units with a direct course or sea view.
Ansam is an Aldar community on the west side of Yas Island, north-east of Yas Links. Aldar started construction in April 2015, and the community is now complete and lived in.
It has twelve Andalusian-style apartment buildings of six to eight storeys, with pitched tiled roofs, arches and terraces. Homes range from studios to three-bedroom apartments. The buildings face the course directly, and some apartments also have sea views.
Each building has infinity pools, a children's pool and a pool deck overlooking Yas Links. Residents also have gyms, a multi-purpose hall, local shops and landscaped gardens. Aldar planned Ansam as an Estidama Pearl-rated community, a sustainability standard used in Abu Dhabi.
The view changes a lot between floors and sides of each building, so buyers should check the outlook of the exact unit before they agree on a price.
Yas Acres is Aldar's villa and townhouse community on Yas Island. When Aldar launched it in 2016, the plan was for 1,315 homes and around 15,000 residents, with a total value of AED 6 billion. Three-bedroom townhouses started from AED 2.9 million at launch, and larger villas have four to six bedrooms.
The community is built around Yas Acres Golf & Country Club. The course opened in 2021 and was designed by Dana Fry and Jason Straka. It has nine holes, par 36, over 3,700 yards and 130 acres, and it is floodlit, so residents can play in the evening when it is cooler.
The country club has three restaurants and bars, a pool, a gym, padel courts, a kids' club and a golf academy. Aldar's brochure also lists cycling and jogging tracks, parks, mosques and two international schools nearby.
Yas Acres suits families who want a private garden and a short drive to the rest of Yas Island. Keep in mind that the course has nine holes. For a full 18-hole round, Yas Links is about 7 minutes away by car, according to Aldar's brochure.
Saadiyat Beach Golf Club opened in 2010. Gary Player designed the 18-hole, par-72 course, and it was the first beachfront golf course in the Arabian Gulf. The World Golf Awards named it the best course in the UAE in 2015 and the best course in Abu Dhabi in 2019.
Several villa communities sit next to the course:
NYU Abu Dhabi, the St. Regis hotel and the Saadiyat Cultural District are a short drive away. Prices here are at the top of the Abu Dhabi market: for example, a six-bedroom golf-facing villa in Saadiyat Beach Villas was listed at AED 58 million in March 2026.
Saadiyat suits buyers with a large budget who want the beach and the golf course in one place. Supply is limited, so it can take time to find a villa with a direct course view.
The six communities suit different buyers. Yas Golf Collection, Mayan and Ansam offer apartments, including studios, and are already built or handed over. Yas Acres and Saadiyat Beach are villa areas for families. Hudayriyat Golf Estates is a new off-plan project with mansions, villas and townhouses.
A golf view can support demand from tenants and buyers, but it does not guarantee a higher price or rent. Results differ between buildings, floors and units, and between ready and off-plan homes.
