Who lives here

Families. Professionals. People who want the beach to be part of normal life, not just a weekend trip.

The water is the first thing people notice. White sand, clear turquoise sea. It is the closest thing to the Maldives you will find in Abu Dhabi.

Interesting fact

Pearl divers used to live on this coastline. During turtle nesting season, beach lights are reduced at night so hatchlings can find their way back to the sea.

Marsa Al Saadiyat: AED 100 billion, and just getting started

Marsa Al Saadiyat masterplan aerial

In 2026, Abu Dhabi launched Marsa Al Saadiyat. It is the final piece of the Saadiyat masterplan, built by Aldar. It used to be called the Saadiyat Marina District.

The numbers are big. 6.4 million square metres of land. 8 km of waterfront. Abu Dhabi's largest marina, with room for 350 boats. Homes for more than 58,000 people. 140 km of walking paths and a 46 km cycling loop, so every home sits close to a bike path.

A walkway will link the new district straight to the Cultural District. First homes go on sale in the second half of 2026.

Numbers to know

Abu Dhabi's benchmark address, by the numbers

Saadiyat trades on capital growth rather than yield — and the five-year appreciation numbers explain why buyers accept a lower income return.

Gross rental yield runs 4.5–5.5%, up to 6–7.5% net on select stock — the trade-off for the strongest price growth on this list.
