This is Abu Dhabi's most polished waterfront. A 5.4 km promenade runs along the water, past hotels, offices and one of the city's best malls.
Al Maryah Island used to be called Sowwah Island. It was renamed in 2012 after a historic oasis village known for its Arabian oryx.
In 2023, ADGM's zone grew ten times bigger. It now covers Al Maryah Island and all of Al Reem Island next door — 14.38 million square metres in total, one of the largest financial districts anywhere.





Al Maryah Island is smaller than Reem or Yas, and most of it is offices, hotels and the mall. New residential supply is limited, so units close to ADGM Square and the promenade tend to hold their value well.
Most buyers here are looking for a short commute to work, not a big villa. Think apartments and serviced residences, close to the financial centre.
Al Maryah Island is essentially fully built out — there are no active off-plan launches here right now. Existing units come up occasionally on the resale market; see current listings for what's available today.
Al Maryah is small and dense on purpose — both hotels connect to the mall and hospital by covered walkway, no need to step outside.
